Advice on Safety Regulations
As a Landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering gas appliances, electrical installations and any furnishings supplied for the Tenancy. We shall advise you on all these matters and if we manage the property can arrange for the necessary checks to be carried out.
It is a legal requirement to provide the Tenant and Letting Agent with a valid Landlord’s Gas Safety Certificate every 12 months and we recommend the dual certificate which covers gas and electrical appliances is obtained.
Rules introduced in October 2015 require Landlord's to have at least one working smoke alarm on each storey of their property as well as a carbon monoxide alarm in any room containing a solid fuel burning appliance (e.g. a coal fire, wood burning stove). The new requirement is in addition to existing fire regulations.
