                                      Choice Lettings offer three main services:-

 

                                     Introduction, Rent Collection & Management

 

The following standards are met by Choice Lettings for all three services before the property is let:

- Visit the property and give advice on any action you need to take before you let the property including repairs and refurbishments

- Give advice on the level of rent you can expect and follow up with a written valuation – free of charge

- Arrange for safety checks on gas and electrical appliances and Energy Performance Certificate

- Explain your rights and responsibilities and the tenant’s rights and responsibilities

- Give advice on what action to take if the property is mortgaged

- Provide literature on insuring the building and contents and other insurance schemes which are available

- Accompany prospective tenants to view unoccupied property

- Choose a tenant in a way agreed with you and take up references

- Provide and complete the tenancy agreement and take one month’s rent and a deposit to protect against possible damage and forward it to The Deposit Protection Service

- When provided with the various service suppliers’ details, we shall write to notify them of the new occupant

When the property has been let, the following standards are also met by Choice Lettings when the Rent Collection and Management Services are selected:

- Collect rent and pass it on to the landlord each month. We shall keep a separate clients’ account to hold all money

- Give a monthly statement of account

- When the property has been let and the Management Service is selected, Choice Lettings will meet the following standards:-

- Arrange to have routine maintenance work carried out, up to a limit agreed with you

- Respond promptly to tenant’s enquiries

- Check rent payment records and take reasonable steps to prompt payment of any money owed
